These terms govern your use of HomeValueAnswers.com (the “Site”), operated by GC4 Next Gen AI Engineering LLC (“we,” “us”). By using the Site or opting in to our text messaging program, you agree to these terms.
1. What the Site does
The Site lets you request a home value estimate or relocation information for Middle Tennessee. Estimates are prepared or reviewed by George Carlson, a licensed Tennessee real estate agent affiliated with SimpliHOM. An estimate is an opinion of likely market value for informational purposes only. It is not an appraisal, not a guarantee of sale price, and not legal, tax, or financial advice.
2. SMS / text messaging program terms
Program name: HomeValueAnswers inquiry alerts and agent replies.
How to opt in: check the SMS consent box on our inquiry form and provide your mobile number. Consent is not a condition of any purchase or service.
Message content: a confirmation of your request and conversational follow-up replies from a licensed agent about your inquiry.
Message frequency: varies by conversation; typically one to four messages per inquiry.
Message and data rates may apply. Check with your carrier for details.
Opt out: reply STOP at any time to cancel. You will receive one final confirmation message. To rejoin, reply START.

Carriers are not liable for delayed or undelivered messages. Supported carriers include all major U.S. carriers.
3. Your responsibilities
You agree to provide accurate information, to use the Site only for lawful purposes, and to submit inquiries only for properties you own, are authorized to ask about, or are considering buying. Do not submit another person’s mobile number.
4. Real estate relationships
Submitting an inquiry does not create an agency relationship. Any agency relationship arises only through a written agreement with a licensed brokerage. If we refer you to another licensed agent, that agent’s brokerage will provide its own disclosures.
5. Intellectual property
The Site’s content, design, and data compilations are owned by GC4 Next Gen AI Engineering LLC or its licensors. You may use them for personal, non-commercial purposes only. Listing data displayed under an MLS license remains the property of its provider.
6. Automated access, scraping, and AI use
You may not use any robot, spider, scraper, crawler, or other automated means to access, copy, index, or extract content or data from the Site, including property, market, and listing data, except that general-purpose search engines may index public pages in accordance with our robots directives. You may not use content or data from the Site to train, fine-tune, evaluate, or ground any machine-learning or artificial-intelligence model or system; to build vector embeddings, retrieval indexes, knowledge graphs, or any similar representation that persists beyond a single user session; or to produce synthetic or derivative datasets. Listing data displayed under an MLS license is also subject to the data license agreement and AI use addendum of its provider, and any use of that data by an AI tool that does not comply with those terms is prohibited. We may restrict, suspend, or terminate access to the Site, and pursue any other remedy available to us, for a breach of this section.
7. Disclaimers and limitation of liability
The Site and all estimates are provided “as is” without warranties of any kind. To the fullest extent permitted by law, GC4 Next Gen AI Engineering LLC is not liable for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on any estimate.
8. Governing law
These terms are governed by the laws of the State of Tennessee.
9. Changes
We may update these terms; the effective date above shows the latest revision. Continued use after a change means you accept the revised terms.
